A 2 Floor house with nice plot of land(vineard and some olives) with aprox 2000m2.
The house is divided in two houses with independent accesses. You can see the extention(upper floor).
Each floor allows 1 typical T2 habitation. Both floors are only in what we cal in Portuguese(tosco). Means that only structure, brick work, oustide plastering and stone are fitted.
All the rest has to be done.
The property is only 2 min walking distance from bus, 5 min from minimarket, 5 min car distance from Avelar, 10min from Ansião.

AIRPORT DISTANCES:
Porto Airport is 160km away, an estimated journey time of 2 hours.
Lisbon Airport is 207km an estimated journey time of 2 hours 23 minutes.
CITY AND BEACH DISTANCES:
The historic city of Coimbra is 35 minutes away whilst the beaches of Figueira da Foz are a quick hop down the motorway, being roughly 1 hour 15 minutes.
THE AREA:
Penela is a beautiful, cared for village community located in the centre of the Central Portugal (Beira Litoral) region. It plays host to many traditional festas throughout the year and has also appeared in the Guinness Book of records as the place where the largest game of cards is held every year!
The council are also keen to encourage development, and have built swimming pools, cinemas, libraries and internet cafes within their jurisdiction.
Penela is an area surrounded by Roman ruins and historic castles, which are some of the most beautiful, historic and well preserved in Iberia. The town itself was established as long ago as 1137. The medieval part of Penela deserves a visit: among the houses you can wander through the Manueline style pillory, the Renaissance Church of Stª Eufémia and the beautiful Misericordia Square and church.
Local activities must include gastronomy and walking. Guided walks in both Portuguese and English are common, but you should feel free to wander down the public footpaths through forests and fields as much as you like. The views are often spectacular.
NEAREST MARKET:
The nearest weekly market is held every Thursday in the town. On market day this sleepy town experiences a little hustle and bustle. Residents from outlaying villages arrive to sell their garden grown vegetables, self-raised meat produce and fish and the general ambience is one of meeting friends, having a chat and getting the week’s essentials. Everything you can think of is on sale here, including the occasional live chicken or goat!
The best time to pop in to the market is between ten or eleven in the morning, when the best produce is still available and fresh.
LOCAL ROADS:
The roads in the immediate area are all of tarmac or, in some cases, maintained stone track. Any car would be comfortable driving throughout this area.
AMENITIES:
Penela is a beautiful historic market town with all of the modern facilities you would expect from a larger town. The council have been quick to improve the lives of residents and those in surrounding villages who rely on the town for health and education. Penela features supermarkets, a post office and modern hospital & health centre with English speaking staff. There are also at least two modern dental practises, again, with English speaking staff. Schooling is available from crèche until technical college. Surprising to most ex-pats is the wide range of out of school activities held in the area.
The Portugal of old that we all love still exists; bread delivery vans still deliver bread to your door each day, for example, as well as the luxury of some bread and cheese in your neighbours wine cellar (adeiga).
Within and immediately around Penela there are also several traditional restaurants each serving their speciality version of Portuguese classics and home grown wines.

“ Having decided to retire early to live in Central Portugal, we thought we would buy a house 2 or 3 years before our retiring date to spend some holiday time before the ‘Big Move’.
Little did we realise just what a difficult task we had taken on – we contacted several agents who showed us many properties during visits over 3 years but none which suited our needs, even with compromise. We did start to feel a little desperate. Then we contacted the Coimbra Property Shop and on the the first viewing day were shown 2 properties out of 4 that fitted our dream wants almost perfectly!
Eurico was very friendly and helpful, describing each property viewed with honesty and with no pressure. He did a great job acting as our interpreter when we haggled over the price of our chosen property. After returning home he kept in touch often by email, always answering our questions honestly plus he very kindly sent many photographs of our new build as it was gradually completed – this was very important to us being so far away.
As we had been looking for a property for so long we already had our Fiscal numbers in place, plus we had opened a Portuguese bank account and contacted an English speaking lawyer, but Eurico was still able to help with good places to shop for house ‘things’ and has said anytime we need help in the future then we only had to ask. It is good to feel we still can ask for help, even though the house purchase is done and dusted.
So all in all it was a relatively painless process with help from Eurico and the Coimbra Property Shop and we are very much looking forward to moving out in July.
