Location: Ansiao
In a quiet position and situated on the edge of a small village, the half acre of land (2,114m2) comes with a variety of trees, olive, oak, wild strawberry and pine. Water and electricity are nearby in the street. The plot is situated at 230m above sea level and in shape is not far off square with a road frontage of 45 metres.
Water, electricity and phone are located in the street. The land slopes very gently. Really nice views from the first floor look out over a blanket of trees to the mountains in the far distance.
This is a one off property in a one off location, not a condominium or resort type home.
House Characteristics
A property plan has been designed for this piece of land whch will be available with the land purchase. You do not have to build this design.
The major factors governing design were the plot size and shape permitting a central position for the house, so wherever you stand on the land, the view of the house is always pleasing. External architecture is in keeping with the local area and internally, open plan living spaces give a light and airy feeling.
Large glazed doors interconnect the interior living areas with the outside living areas. The house actually has 5 bedrooms but the smaller downstairs one could serve as a study or second living room.
The choice of tiling and other floor finishes together with the sanitary ware, taps, timber and door furniture is left open to the new owner as well as internal and external colour schemes.
The construction area totals 335m2.
Outside
There is plenty of space to all sides of the house for garden areas. The pool measures 10m by 5m and varies in depth from 1m to 2m. Roman steps provide access.
Planning Permission
Full planning permission has been granted by Ansião council.
Build Programme
The build time from start to completion will be 12 months with phased payments.

THE AREA:
Ansiao is a small town which still retains its sense of community located in the centre of the Central Portugal (Beira Litoral) region. It plays host to lively traditional festas throughout the year. Once famed for handmade carpets the town has a fresh produce market and large supermarkets. Together with the associated council parishes of Alvorge, Ansião, Avelar, Chão de Couce, Lagarteira, Pousaflores, Santiago da Guarda and Torre de Vale de Todos. The population is around 13,000 people. A thriving expat communityis developing.
The town is served with a sports complex including swimming pool, cinema, library and internet cafes within their jurisdiction. The council has a very informative website http://www.cm-ansiao.pt/index.php?option=com_content&view=article&id=258&Itemid=210 so please check it out to see what’s happening in the area. You may be surprised just how much goes on here.
Local activities must include gastronomy and walking. Guided walks in both Portuguese and English are common, but you should feel free to wander down the public footpaths through forests and fields as much as you like. The views are often spectacular.
NEAREST MARKET:
The nearest weekly market is held every Saturday in the town. On market day this sleepy town experiences a little hustle and bustle. Residents from outlaying villages arrive to sell their garden grown vegetables, self-raised meat produce and fish and the general ambience is one of meeting friends, having a chat and getting the week's essentials. Everything you can think of is on sale here, including the occasional live chicken or goat!
The municipal market place is right across the road from a large supermarket and holds its own due to low cost fresh picked produce.
LOCAL ROADS:
The main IC3 road runs east towards Castelo Branco and Spain. The roads in the immediate area are all of tarmac or, in some cases, maintained stone track. Any car would be comfortable driving throughout this area.
“ Finding Coimbra Property Shop was the best thing that happened to us in our search for a property.
Graham could not have been more helpful, professional and ready to listen to us. He carefully took into account all of our thoughts, hopes and ‘must have’ lists and found us the perfect property. All of our thousands of questions were answered, we were given names of professional people that could help us to purchase, renovate and generally take care of two extremely nervous prospective purchasers….
We cannot recommend Graham highly enough and have found his recommendations for builders, solicitors etc as sound as he is!
We feel that we have a new friend in Portugal and he has advised us that this relationship will continue even though the house is now ours! Hooray! Many, many thanks Graham.
