In this part there is a cosy living room with fireplace, fitted wood burner, and large patio doors that allow lots of light. To the left of this snug there is a large double bedroom with fitted wardrobe and an en-suite bathroom. Back to the hall we can access a bathroom and through a large opening to the right the living room. The living room is a huge open space area with a beautifully designed stone made fireplace with wood burner. There’s lots of light inside provided by the several windows such as the glass wall with patio door to the back garden. The room has example electrical sockets and has been prepared for a surround sound system.</p>
<p>A few steps below the lounge there is a spacious dining room. The dining room is between the lounge and kitchen and has a door onto the front terrace. The next room is a large country kitchen in light coloured wood and finished with beautiful granite tops. The kitchen has its own wood burner and a door to the front terrace. Underneath the staircase there is a small pantry. Through the internal staircase we access the first floor.</p>
<p>On the first floor we find ourselves in a corridor with windows highlighting the breathtaking views. To the right we access the master bedroom; a large bedroom with fitted wardrobe, en-suite and patio doors onto a large external terrace. This terrace gives access to the back garden and to the front terrace using the external staircase. There is a door from this terrace/balcony into the corridor as well. <p>Externally accessed and near the kitchen there is a spacious office. The house is large with more than 200m2 split over two floors. On the ground level there are three cellar rooms (storage), an annex and two separate buildings in the garden (studio and a ruin); cellar one used to be animal accommodation, cellar two the old wine cellar and the third a workshop. The walls are sound and all stone made with 60cm thickness. Internal measurements on the ground floor are:</p>

From the courtyard we can access upstairs through an external stone staircase that ends in a south facing balcony with amazing views over the valley and village below to the distant mountains. Ground floor rooms and first floor rooms are not connected at the moment but that is easy to do. Upstairs there is a large kitchen with all necessary connections (it includes an old bread oven), two lounge rooms, a hall, a bathroom and three bedrooms. There is a tiny bit on the right side of the house with an orange tree, a large section in the back of the house ideal for parking, and another large part on the left side of the house. <p>This property is set in a fantastic location; it is very private as it is well detached from the compact village below. There are two accesses to the property: a walking trail from the village or a driveway around the village to the property. There is zero traffic in this driveway. The views from the setting are beautiful. The village itself is very pleasant with a nice bar, a tennis court and a river beach fed by two rivers that cross the village. The environment is bucolic as you cannot hear anything else but the birds and the sound of running water on the valley below. This really is still one of the few remaining really private properties in central Portugal.</p>
<p>3km away there is another village with shops, restaurant (with trout lakes) and Castanheira de Pêra is the nearest major town only 10 minutes drive.</p>

<p>The villa is situated in the tiny and private traditional village of Casal Macedo, which consists of just five houses, neatly nestled in between the towns of Cabacos and Figueiró dos Vinhos and only 15 minutes from the historic town of Tomar. </p>
<p>Located on a small traditionally cobbled lane right on the edge of the forest, with stunning south facing views over the mountains. </p>
<p>A Casa Vermelha is ideal as a holiday retreat and benefits from being easily accessible and easy to find being only a 5 minute drive from the IC3 and only 75 minutes from Lisbon airport. </p>
<p>Both of the towns close by have all the amenities you would expect, pharmacies, bars, medical centre&#8217;s, hospitals, banks, ATM machines, traditional grocery shops, supermarkets and excellent restaurants serving traditional local dishes. </p>
<p>The beautiful riverside locations of Valbom, Casalinha Santa Ana, Dornes and the Foz De Alge start only 3 kilometres from the house and are ideal for river swimming, fishing and boating. The University City of Coimbra is easily reached within 40 minutes and boasts modern and traditional shopping, museums, cathedrals and river excursions. The historical ( must see ) town of Tomar with its stunning castle is only 15 minutes drive. The quiet sandy and dune-backed beaches of the Silver Coast are also around a 40 minute drive west and the spectacular Serra da Estrela National Park 2 hours east. </p>
<p>The property is close to all local amenities (1KM) but due to its location is very secluded, quiet and totally peaceful. </p>

<p>House facilities</p>
<p>A Casa Vermelha is set over two floors and is split into two separate, yet internally adjoining suites, all contained within one spacious, family home.<br />
On the first floor there is a kitchen, a lounge, three bedrooms, (two kings, one twin) and two bathrooms one family, one en-suite. This is complemented by a south facing, externally covered wrap round veranda that has two separate sitting and dining areas. On the ground floor there is a lounge, kitchen, three king size bedrooms and a bathroom.</p>
<p>1st Floor</p>
<p>Lounge<br />
The lounge is accessed via a long external ramp and has two leather sofas seating 6 people, accompanied by leather bean bags, flat screen TV with DVD and UK satellite. Air conditioning, Insect blinds, electric window shutters and access onto the veranda and external dinning area for 6 people via 3 patio windows. Here you will also find a retractable sun awning and comfortable arm chairs and coffee table. The veranda also provides access to the covered seating area outside the kitchen, again with seating for 4 people and offers south facing views over the grounds, pool area and valleys towards the river. The lounge has access via an internal door to the kitchen, access to the internal stairs to the ground floor and to the hallway that leads to the bedrooms and bathrooms.</p>
<p>Kitchen<br />
The kitchen is fully fitted with intergrated oven, hob, microwave, extractor, dishwasher and fridge freezer. There is a two seater breakfast bar and access through patio doors to the veranda and outdoor covered eating area. The kitchen is fully equipped with everything you would expect in a modern home and also has insect blinds and electric window shutters.</p>
<p>Master Bedroom<br />
The master bedroom has a king size bed integrated wardrobes, air conditioning, insect blinds, electric window shutters and an en-suite with, wc, bidet, walk in thermostatically controlled shower and twin wash basins.</p>

<p>Bathroom 2<br />
This bathroom suite contains a wc, hand basin, walk in thermostatically controlled shower and is located opposite bedrooms 2 and 3.</p>
<p>All bedrooms contain reading lamps, a torch and a hair dryer.</p>
<p>Ground Floor<br />
The internal staircase leads down from the upstairs lounge to the downstairs lounge area via two lockable doors.</p>
<p>Lounge Area<br />
This second lounge contains a four seater leather sofa that converts to a double bed, TV with USB and DVD, lap top, printer and digital DVD library.<br />
The lounge has both an external door and two patio doors that open directly onto the patio that gives access to the outside kitchen and the walled pool area. The lounge also gives access to the down stairs bathroom and to the two bedrooms. Air conditioning, Insect blinds and external electric shutters complete the room. The lounge is connected to the all weather kitchen via a covered seating area.</p>
<p>Play Room / 6th bedroom<br />
Leading directly off the lounge is a large play room / 6th bedroom, where the children can hide away and play games. This room contains a TV, DVD and Wii Games console. The games and additional DVDs for the house are located in this room. For their comfort, this room also has a four seater leather sofa. For their safety this room has been designed without windows and can only be accessed from the lounge. A guest Safe is located in this room for your valuables. The room has comfortable, adult size bunk beds.</p>
<p>Bathroom 3<br />
This bathroom suite contains a walk in thermostatically controlled shower, hand basin, WC and gives external access (in addition to internal) from the pool and BBQ area.<br />

<p>Bedroom 4<br />
Again a king size bedroom with a king size bed, air conditioning and integrated wardrobes.</p>

<p>All rooms contain smoke alarms and a carbon monoxide alarm is installed near the gas boiler and wood burner. A full size cot or child&#8217;s bed can be erected in the play room should you desire and a travel cot can be placed in any of the bedrooms.</p>
<p>Cleaning cupboard<br />
A lockable cleaning cupboard is found at the bottom of the internal stair case and contains, Ironing board, 2 irons, 2 high chairs, travel cot, baby bath, potty and an array of cleaning materials and products.</p>
<p>Outside Areas<br />
At the front of the house exists a completely secure and shaded garden area with seating. A long sloping driveway that can easily hold five cars connects this area to the rear dinning patio area and outside kitchen, here exists a childrens sandpit and play house nestled beneath a shady orange tree. From this area a lockable gated access leads to the walled pool area. The outside areas all have external lighting. There are no steps at the premises other than the internal staircase, so due to the layout of the property it is suited to wheel chair access and is ideal for small children.</p>
<p>All Weather kitchen<br />
The walled patio area has a large dining table that seats 10 people with a large umbrella. This area looks out towards the mountains and looks onto the pool area. The all weather kitchen is found here.<br />
The kitchen is fully glazed with patio doors and contains an American fridge freezer with ice machine, Hob, oven, George Foreman grill, Deep fat fryer, hostess food warmer, combination oven-microwave, sink, slow cooker, toaster, kettle and wine cooler. This kitchen also contains its own selection of cutlery and utensils and also has the key safe for the house. A large 3 grill BBQ with side burner is also found in the kitchen and can be wheeled out to suit your needs.</p>
<p>Pool area<br />
The dining patio leads to the walled pool area where the full size pool is found. The pool is fitted with shallow steps with a hand rail and an additional ladder. The area is completely paved and landscaped and is accessed via a ramp from the ground floor of the villa. The views over the mountains continue throughout this area.<br />
The whole perimeter of the property is walled and gated offering total peace of mind if you have a young family.</p>
<p>Families With Children Are Welcome</p>
<p>For younger guests there is ample space to run around, or splash in the extra inflatable paddling pool. The patio area is next to the enclosed pool area and is both secure and completely visible for parents from either floor of the villa.</p>
<p>The villa, gardens and swimming pool area are all securely walled with child proof gates and are child friendly. </p>
<p>Books, games toys and DVDs are also available for both children and adults alike. </p>
<p>Inside the villa, baby gates, fire guards and baby barriers can be provided if required. </p>
<p>The villa also has high chairs, a baby bath, potty, cots, pool floats and pool toys that are available and included in the price.<br />
(We do ask that all pool toys and floats are only used in the pool under the supervision of an adult.) </p>
<p>The house is situated on the edge of the forest and the surrounding woodland is available to explore for the more adventurous older child.</p>
<p>As mentioned above, the house has 2 adjoining veranda&#8217;s, one that wraps around the side of the property, great for dining alfresco and taking in the mountain views and a further terrace at the back of the property over looking the swimming pool and gardens. There is also a very private walled patio area next to the pool with exterior lighting and BBQ for those lazy evenings outside.</p>
<p>All terraces have comfortable seating as does the fully walled and gated pool area. The pool has shallow steps with a hand rail, (ideal for children or the elderly) a swimming area of 4 metres x 8 metres and a gentle slope that leads to a maximum depth of 1.8 metres. </p>
<p>The pool also has lighting for night swimming. </p>
<p>The paved patio areas have 13 sun lounger’s, sun shades and extra tables and chairs. </p>
<p>The house also has ipod docking for music and broad band facilities that extend throughout the property and grounds.</p>
<p>An external twin shower is also located near the pool with hot and cold water.</p>
<p>Guests have full Private use of the gardens and swimming pool and will have exclusivity during their stay. The walled gardens and the sunken pool area are nicely secluded and are not overlooked, with fabulous views across the valley towards the river.</p>

<p>There are several public bus services leaving from Ansiao. The destinations include Coimbra, Condeixa, Pombal Leiria, Soure and Tomar. The bus to Coimbra stops in Alvorge and will pick up from the turnoff to Vita Nova.   The Tourist Office in Ansiao has excellent information about activities in the region, sporting and cultural.</p>
<p>There are three museums nearby, at Santiago da Guarda, Rabacal and the most well-known, Conimbriga, near Condeixa. All these have regular social programmes, exhibitions, events, astrological evenings in summer talks and a regular excursion called ‘The Roman Tour’, this is led by an archaeologist and covers the main aspects of the Roman legacy in this region.</p>
<p>Penela (9 km. away) is an exceptionally pretty town served by a well informed and helpful &#8216;Posto do Turismo&#8217; and is a venue for frequent seasonal and cultural celebratory events.</p>
